ANOTHER POSSIBLE HIT TO YOUR WALLET



The flood maps  have changed because of better mapping technology and historical data, as well as topography changes because of development, storms and other factors. This sudden move could cost several hundred Suffolk residents several hundred dollars. Bitching won’t change beuracratic action but collective action might  and most have never seen highwater or proof it could happen.  Annual cost for this maybe could go as high as $16oo.    And it could involve the service of surveyor.                              
 “If you suspect that the map is wrong call Virginia Department of Conservation and Recreation.

Wow Suffolk has been surveyed since the 1600s and now they discover new floodzones? Homeowners are already underwater with their mortgage they don't need another expense for a survey and national flood insurance. From where we stand the only people that are all wet are our local politicians.

One other small detail is the number of errors identified during the assessment appeals the past three years that were recorded in the City Assessors Office records.

Might be worthwhile to bring in a surveyor if it means your home's living space can be determined to be above the flood zone base elevation. Perhaps parts of your property are in a designated flood zone but your home or business isn't. Don't go without the insurance if you need it and don't bother with if if you don't. But it does no good to complain later if you guess wrong.

survey capability and acuracy on a large scale, such as a region wide flood zone determination has change much over the past 10 years. Hurricanes Isabel, Floyd and other recent major rainfall events have enabled the Army Corps of Engineers to improve the acuracy of their floodzone maps.

no doubt the process can be improved, but no doubt the new maps are more accurate than past maps. For more details go to the ACOE.

The City is mearly passing the information on to the residents and is NOT the responsible government agency for creating or amending floodzones mapping.

Since our goverment and world leaders believe there is global warming, maps of floodzones will be outdated before they come off the plotter. God forbid what will happen to the floodzones if we start offshore pumping of oil and gas.
